A Residential Subdivision
Overlooking the Pacific Ocean
Chateau Ville
Chateau Ville is an 82 lot subdivision on the north slope of Mount Soledad in La Jolla, California, that was created by the recording of subdivision map no. 3926 in 1958.
The subdivision is subject to a Declaration of Conditions and Restrictions that established a general plan for the protection and benefit of all lots. The initial term of the Declaration ran to 1/1/1985, and was extended by the vote of a majority of the lot owners to 1/1/2010 and then to 1/1/2035.
Among other things, the Declaration restricts the use of property to single family residential; limits dwellings, without permission of the Architectural Jury, from being more than one story in height; establishes set backs of 10 feet from common property lines; and sets forth procedures for approval of plans and specifications by a three member Architectural Jury elected by the lot owners.
